Best Way to Fund Investment

I have the opportunity to purchase an investment property for $10,000. The property itself will need to be fully renovated or rebuilt altogether. So essentially, I am paying for the cost of the land which is worth $14,000. My question is, what is the best way to go about funding this investment other than with cash? I don't want to take out a mortgage for only $10,000 and have been doing some research on other options want to get some input here. Thanks in advance!
