Currently own several properties in the Memphis area, happy with the investments, but prices have gone up a lot last several years. I understand prices have gone up everywhere, curious if anyone is finding better ROIs elsewhere? Curious about prop. manager experience as well?

careful chasing BPS  if you have a great team in Memphis U may want to accept lower returns these days but the safety of having a great team.
