I'm considering investing in the Wilmington DE area (my hometown) and wanted to know what the current investment climate is for that area.  I'm interested in purchasing rental property, fixing it up, and then holding onto it as a long term cash flow.  Do any of you have experience in that area and could give me advice?  Many thanks.
