Found A Self Storage Lead. What Do I Do Now?

I recently sent out a mailing campaign to commercial properties that has turned out to be relatively successful in generating call backs. I just got a call from a couple that owns a self storage facility and gave me an amount that they would sell it for. I am happy to have a number in my head of what they are looking to sell it for but ultimately I have no idea where to go from here. I have experience in residential real estate as an investor and as an agent but I am completely lost when in regards to commercial real estate. I don't want to miss out on this property if it turns out to be a great deal but where do I start to be able to find out if it is actually a deal worth pursuing?
