Hotel room str at local ski resort and lake town
Hi, I am brand new to real estate investing and am looking for something with low financial risk as a learning experience. I found a hotel room at a small ski resort and lake town listed for $35,000. A 2014 income statement provided by the real estate agent shows an occupancy rate around 40% and annual cash flow around $2,000 after management fees, HOA fees, etc. The Zillow listing actually says that HOA fees will be waived if the unit is left in the rental pool, which would significantly boost up the cash flow.
Does anyone have experience with buying hotel rooms for short term rentals?
This deal seems too good to be true. Is there anything that I'm missing?
