Min Starting $ for Cash BRRRR for SFR/small MFR in your location?

Hi everyone! 

Q: What's the lowest starting $ for cash BRRR that you'd seen in the last few months in your location?

I just finished reading the BRRRR book by David Greene and like the idea of BRRRRing SFR and small MFR with cash. I'm trying to plan when the earliest I could do a cash BRRRR but don't know how much I need to save to get started. Everyone seems to be saying that deals are super hard to come by in this current market, but I wanted to hear what everyone's recent experience has been.
