Master Suite Layout

Hi BP!

I was hoping to get the opinion of BP agents about my current SFH flip.

The home is about 2100sqf with 700 of that being a second story “blank slate”. It is a large room empty with panoramic windows and 180* views. We are in a very nice area and this is a luxury home.

I am planning on making this floor the master suite with a large bedroom, large bathroom and walk in closet; leaving the smaller 3 bedrooms downstairs.

My question is regarding the size of the master suite; what size is too big? I want to split the 700 sqf into 2 rooms.

This would leave a master bedroom that is roughly 250 sqf with a master bathroom/walk in closet space that is roughly 250 sqf. The remaining 200 sqf I want to make a “loft/family room” that would be at the top of the stairs and lead into the master; also have beautiful views. I like this because I don’t want a door at the very top of a staircase and I also want people walking up the stairs to walk into a beautiful view and not walk up into a wall.

Would having this layout be more appealing to a buyer or would a larger master suite be better?
