Where should I invest in a multifamily property ?

My husband and I are buying our first home and want to invest in a multifamily property in the US that generates cash flow. Any advice in terms of whats a good investment. We looked at Savannah but a bit nervous because of the high crime rate. We are looking for  safe areas with good long term rental incomes. Thanks for any help appreciate it.

I like using the Trulia app, because any property you look at you can instantly pull up a crime map.
