Do I need a realtor if I am directly buying from owner
How do I close the deal directly from the owner? Who will overlook the title transfer and the rest of the things that an agent does, if I don't have an agent?

Asking this question is a significant indicator that you would benefit from having a real estate agent involved in the transaction. However, you can deliver the contract directly to a title company yourself. A responsive title company should be able to help you with the process.
