How do I close the deal directly from the owner? Who will overlook the title transfer and the rest of the things that an agent does, if I don't have an agent?

Hi I am new bee and looking to invest in real estate. How do I find off market deals ? what is wholesaler deals and how can I find them? I was thinking of investing in fourplex out of state. I live in bay area and will not be able to afford anything here.
