leveraging properties from Canada to buy in USA?

Hi,

I'm an American and Canadian citizen.  I've recently learned about foreign tax credits of I invest in the USA but live in Canada.  Just curious if anyone knows or has leveraged their Canadian property to buy one in the USA? Can this been done with the same foreign buyers credit scheme?
