Everett, Wash market advise?

Hi BP - I generally hang out in the STR area, but have a question for you all on a different subject.

Our son and his girlfriend recently moved to the Everett WA area and are looking into buying a house/condo there. I know nothing about the area so my advice is worthless.....I always looked for the part of town that I thought would 'gentrify' next, buy a fixer there and wait, always did well. 

• 1) So is there a neighborhood in this area that might get hot in a few years?
• 2) Is this even a good time to buy there (or anywhere?) 
• 3) Is the market topping out...?
