Sell or Develop Ski Resort

My family owns land at Solitude Mountain Resort (Ski Resort) in Salt Lake City Utah. They don't need to sell, but have thought of selling recently. Would it be a smarter play to develop (zoned for single family home) and AirBNB those properties? CC&R's do allow that type of use.
