Market increase in Orlando area

Hello Bigger Pockets People,

  I'm looking to purchase buy and hold duplex, triplex, or fourplex in the Orlando area. My concern and question is the unbelievable increase in market value. Wondering if I should just dive in now and buy high with the hopes that it'll continue to grow in the area or sit for a short while with the hopes prices come down to a more normal level. It's very difficult to find any properties within the 1% rule and not sure if rents can increase to keep up with the rising market ? Would love to get some feedback from investors in the area or anyone that has experienced something similar in the past !!
