Recent NACA Financing in Southern California

Anyone with recent experiences with NACA financing? I've read some horror stories and some not so bad experiences from others, but they are old posts and wanted to get information on more recent experiences. We are seriously suggesting accepting an offer on a property listed at over $1M in Southern Cali and want to make sure I know what we are getting into before I suggest my client accept it.
