Buying a land and building a home

Hi, long story short here is my situation: I'm paying mortgage for the house where I got about 1hr + commute. My goal is to buy land in San Jose (or nearby area like Morgan Hill) and build a home as we are very picky with my wife. I need some advice and referrals for landing company (that can assist me with buying land, building home and turning this after into mortgage) as well as reputable contractor who can provide detailed schedule. I know there are many substeps in between but this is where I will work on it with the experts.

Lastly any advice on how to go about my dream home, as Im living in the home which I will want to sell and the built equity invest into new project. The problem I have it seems like I will need 2 mortgages ?

Thank you for taking time reading my post and I will appreciate any input (especially people living from the area of San Jose, CA).
