Off Market Deals - what exactly are they?

I keep hearing "off-market deals" Where exactly are these deals besides networking? Driving for dollars/ direct mail?

@Francis Figueroa  Most of it is networking.  For example you hear through a friend of a friend that someone is looking to sell their house, a divorce is happening, etc.

Another example, a friend of mine works for a property management company and heard one of the places was a real fixer and the company was looking to unload it.  Her and her husband approached the company and got the deal.
