Need Help On A Deal

I'm working on a $150M deal and my buyer is looking to purchase at that number, but now the seller has added on an additional $11M for repairs that he is currently doing. Need to figure out how to get the seller to come to terms and meet in the middle with buyer. Any suggestions?
