Buying a rental when your house is already refinanced

Hello, I own a home and we recently refinanced, but we are now beginning our real estate investment journey. We want to stay in our current home but buy a single family or duplex to rent out. I have seen a lot of advice for those without a current home or for people to refinance a line of credit out, but are there any options for a situation where you want to live in your current home but buy investment property? Thank you for your input! Books and podcast/blog recommendations are totally welcome!
