Sending Offers on Multifamily

Does anyone have advice on offer agreement approaches?  Specifically, is it better to use a realtor for all offers and/or have an attorney write up an agreement for me that I can use as a template?  I am ready to start making offers on properties up to 50 units in the Northern Colorado and Wyoming markets.  However, I am not sure if I should have some paperwork in my back pocket for when I am planning to send multiple offers on one deal or many offers throughout the day.  Thoughts?
