Need creative financing solutions for unusual situation - Atlanta

We have some clients (married couple in their mid to late 40s) with 2 little kids. Excellent credit (750s for him & 800+ for her). Strong liquid cash (couple hundred thousand sitting in the bank but they want to keep that available as he gets his company up & running).  She is an independent contractor (long time history in her field) & he is working on starting a new business so they don’t have typical W-2 incomes. They also own a couple of rental properties so, their excellent accountant used all the tricks in the book to make their reportable income last year $0 – great come tax time but devastating come mortgage time. They are looking for a single family long term rental/lease option/lease purchase/something in a desirable area that would have a typical sale price point between $500k-$700k.

I am a realtor but, I'm not super versed in creative financing so I don't know where to direct them.

How can I help these clients??
