Remodeled house in normal neigh. vs Normal house in better neigh

Hi, 

What do you consider the best investment and why, between these options? - My plan is to buy a SFH to rent in the 300k range.

1) House is 300k , from 1993, owners have added about 100k in home inmprovements in the last 3 years, e.g. paint, flooring, new kitchen, patio, roof (8 years ago).... The neighboorhod is fine, schools are about 8/6/6 (elementary/middle/high). Size is about 2800sqft livable and 7500 sqft total

2) House 2 is also around 300k but its smaller, around 200sqft livable and 5000 sqtf total (or similar). House is from 2010, no renovations but the neighborhood is a little bit prettier and schools are 9/8/8

What is better an "A" house in a "B" neighborhood or a "B" house in an "A" neighborhood, which one has more weight and benefits? (There isn't that much difference in the neighborhoods really I just classified like that due to the schools, assuming that SFH will be rented by people with kids and that good schools add more value and might want to trade a better home for a better school)
