Using 457b Retirement to Fund Downpayments/Rehab on BRRRRR

Hey People,

I'm looking for some advice. I've got a 457b account through Voya which currently has 38k in it. I'm looking to use that to purchase BRRRR properties so with that I wanted to see if anyone has used one before and if so what the process was like?

My plan would be to use it to fund down payment, and rehabs, then appraise and get all the money back that I pulled out and put into the deal and then replenish my 457b account. Just like they say to do with a HELOC.

Open to any advice.
