Title insurance company
I need some advice. I purchased some property in October of 19. It was parcels of land in New Castle, PA. I purchased title insurance. My deed shows the 4 parcels. I only received tax bills for 3 parcels for the 2020 tax year. This month I was notified by the title insurance company that the city filled a law suit against the previous owner for back taxes for year 2020 on the fourth parcel because it is still in their name at the recorders office. (The recorder screwed up and only transferred 3 parcels over to me). The recorder is now saying that I have to pay late fees, interest and attorneys fees inflating the tax bill to 10 times what it would have been even though it was all their fault. Is the title insurance company liable for this error? They say no because the parcel is on the deed but should they have verified that it was transferred over to me? What is standard practice for a title company in these circumstances? Thanks, Kevin
