List a rendering for a new build home before closing on the land

I like to know (as investor) if it is possible if I can list the rendering of a new build home on a property that I have under contract. If the seller agrees, I like to put the property under contract for x amount of days. During that time, I like to list the rendering of a new home to see if I get any interest. If I do get an offer on the listed rendering, I will close on the land and then close on the rendering. If I don’t, the offer will expire and I will lose the earnest money that was agreed between me and the seller.
