Real Estate Encroachments

I haven't had one single issue with real estate encroachments for 5 years, and then I had 3 pop up in March and April in 3 separate deals.  They were all slightly different, but it really got me curious about how investors and agents handle different types of encroachments whether it's driveway, fences, or a part of a structure on a neighbor's land.  It would be great to hear some of your experiences as an agent or an investor on how you handled it and general advice or suggestions would be much appreciated!  Thanks!
