Private Money Lenders
Hello All,
First time poster here but I’m hoping to connect with some private money lenders for advice. I just started investing in real estate last year and have a flip and a current rental under my belt in Indianapolis.
On the first two deals I have used hard money and everything has gone super smooth. This is a side hustle for me as I’m a Sales Manager in the Medical Device space full-time. I have an excellent GC who is very efficient, a realtor, and lender to quickly refinance the hard money loan on buy and holds.
With the way the market is, I'm currently looking into private money as a funding option to avoid some of the fees and LTV challenges of hard money lenders. Our current interest rate is 9% of any funds drawn as well as a 4% fee up front in the initial purchase. I use non of my money other then earnest money if the comps check out with ARV (75-78% LTV). Any advice and recommendations would be greatly appreciated!
