HML and Indiana Property w/ Private Well?

About a month ago I spoke with a HML who services New Jersey, and one of their requirements was that the property could not be exclusively connected to a water well, there must be a connection to municipal water. (Aside: I later found out this HML wanted $3,500 up-front to do business, at which point I laughed and shimmied off the phone).

I am now stalking a property in Indiana for a fix/flip which is described as having a private well. Does anyone know whether the private well issue is common for HMLs? Does anyone have any experience with a property they purchased (IN, or any other state) that came with a well where the HML brought up this feature as an issue? Feel free to overshare, I am new at this and any advice is deeply appreciated.
