Can anyone give me advice on starting my real estate join?

I am a subcontractor and I have someone wanting to sell me a house in a great area, needs work and it has the potential to be a great flip/hold. Near the university of Memphis it has a renter and it rents for $900-$1000. Zillow price is about 154k  Need total update interior and exterior. I do not have 20%down payment. Any advice or suggestions would be greatly appreciated. Thank you.
