Lien on Special Sales Contract

I currently have a property under contract.

I didn't know what a "Special Sales" contract was until I tried to get out of it. With that being said, I'm trying to renegotiate or back out of the contract(Seller doesn't want to go forward with terminating it). To make matters worse, he doesn't really want to renegotiate.

BUT, I just received an email that there's a lien on the title. Is this my opportunity to get out of this deal? Or am I stuck with this house?
