Lot size and square footage

Hello my name is Jharronamo and I had a question about a property. Nit sure if this is right ace to ask. I found a property for 36,000 has 800 sqft lot size is 2 acres..property across street sold for 150,000 and other properties in area. More sqft but smaller lot. My question is if it’s $48 a sqft and in 2 acres that’s about 100,000 sqft...would that be value of property (land value) or does the price per sqft only apply to house. I want property and just do a full renovation and March house across street ..house was built in 1950 and homes in area built in 1995....how could I go about this
