I am going off-market! It's almost impossible to compete with the retail buyers attacking on-market properties. However how should I get find my buyers purchase agreement contract, should I 

1 sit down with an attorney and right one up 

2 Download a sketchy one off the internet

3 Buy a 1,000,000 course to get some contracts

(ps 3 is a joke)
