We are selling our property without a realtor! Help!

Good morning,

My husband and I are in the process of getting our home ready to sell. We are considering selling it with out the services of a realtor. Here are my questions:

1. Where do we find a copy of the legal real estate contract for our location?

2. Does anybody have tips and tricks on the best practices on how to go about getting your house marketed quickly without using the mls?

3. Any pro tips to get the most for your house. Staging? Photographs?
