Cash out refinance no 6 month seasoning Florida

Hello,

My parents transferred me ownership of a condo in South Florida Miami-Dade county and I would like to do a cash out refinance. I have been looking around but every bank I have contacted has a 6 month seasoning requirement. Does anyone know of a bank or credit union in this area which does not have a 6 month seasoning requirement? Or a bank/credit union which is not in the area but will still do a cash out refinance without the 6 month seasoning requirement? Below are some of the places I have checked.
