First Property Inheriting Tenant's

Good morning, I am currently looking at my first property. I need advice on taking over a property with existing tenant's. The current landlord didn't run a background, finical background on either tenant. One of the tenants is month to month and the others lease is over in January 2021. How do I approach this for the seller and current tenants? Thank you for your time
