Distressed Estate Property - Luxury Home

Hi BP,  My father died and left a luxury home property in a gated community.  It's Out of State.  The top realtor in the area wants the listing.  The home should sell for $550K, but has major structural issues and needs updates.  I estimate $150K in repairs/updates minimum.  My question is...I don't think this is marketable to a traditional buyer, so what is the value of listing with a realtor?  I think the buyer will be an investor. So wouldn't it make sense to go directly to to investor community?  And if yes, any advice how to engage?  Thank you for your advice.
