Looking for Rehabbers in Anacostia /SE Washington, D.C.

I am scheduled to get a home in Historic Anacostia under contract on Wednesday that has excellent rehab potential.

It's a detached 4 bed/2bath, 1760 sq ft on a 4,290 sq ft lot (double lot). Lot could be subdivided and second home could be built. Corner Lot Home.

ARV on the existing house is $340,000.

My asking price is $150,000. My contractor estimates that the home needs about $75,000 in work.

With the potential to subdivide the lot and build a second house, there is a lot of value in this deal.

I would like to assign my contract to a more experienced developer so if you do rehabs in this neighborhood, please contact me so we can schedule a viewing.
