Buying a small portfolio from an individual

Hello everyone! This will be my first post. 

I am a manufacturing professional in the Memphis metro area but live in Northeast Arkansas. I have been working towards acquiring a business for about 5 years, I am supposed to have a conference call tomorrow about a nice company. If that goes well and my manufacturing investors like it I may have my first deal there. Though, I have always kept in touch with real estate. I bought a property 4 years ago on 100% seller financing and made a small profit. It was a unicorn. I haven't touch the business since. 


Today, I was sent some information about an individual wanting to sell their portfolio. 

Here is a snap shot:

18 unit complex, 12 unit complex, 6 unit apartments, duplex, 4 plex, duplex, duplex, as well as 7 houses. I will post some numbers when I get a chance. I will be researching the site to learn some strategies, pick some brains, and see where the journey goes. Currently, an investment group is interested but never know where that will go.
