Should I sell my house to start investing

I bought a house foreclosed about 4 years ago for 90000 and now its worth about 150000,i still owe around 80000. I really want to start real estate investing but I feel I could really use the 50000 after closing costs and whatnot to start that process. BUT the market is super hot right now and if I sell then i also have to buy. I was hoping to get a duplex, rent one live in the other. I have a family of 4 with some pets so getting an apartment would be hard. So should I try and sell now while the market is hot? Rent out the house for like 1300 and just buy another single family? or just wait it out a bit? LOL lots of questions, Thanks in advance!
