Seller Financing deal episode

Hey guys!

Total Noob question.

I've come across a fourplex which the seller is willing to finance 100%. Can anyone recommend a book or a specific episode where this is discussed in detail. He also briefly mentioned REO during our conversation but was kind of vague and didn't explain much after that. I did a property search and it's currently owned by an LLC presumably the guy I spoke with is the beneficiary. Thank you!
