Mutual Release While Closing

Darien Terrell
Posted

I currently have a property under contract and am moving through the closing process. I had a general home inspection done prior to my FHA appraisal and there was nothing too alarming that popped up. My agent and I sent the sellers an ROC to repair a couple of minor things that would have popped up on the appraisal.

The seller's agent comes back and says they aren't fixing anything and would like to be released from the contract. I offered to fix anything that may pop up on the FHA appraisal and the seller still refused and requested a mutual release to be executed.

Is there anything I can do to get this deal to the closing table or is signing the mutual release my only option?
