To sell or not to sell.

I purchased a home in 2005. We lived in this home for 10 years and then relocated to our current home. In 2015, the market was terrible, so we would have had to sell the home at a loss. Therefore, we decided to rent it out. We have been renting to the same tenant for the past 6 years. She has now decided to move out in pursuit of purchasing her own home. I live an hour away from this rental home, which causes maintenance and repairs to be difficult. I am considering selling this rental property and searching for a rental property closer to home. I have been researching a 1031 exchange, but I am concerned that I will not be able to find a property for the exchange in a timely manner. This being said, how do I evaluate my current rental property as an investment. Most of the tools I find are for new purchases.  Don't want to make the wrong move.
