Homeowners Insurance for Duplex or Multifamily - MD

Hello BP family,

I'm buying my first duplex in Baltimore City MD 

The building is zoned as single-family and has the Use and Occupancy permit for 2 dwellings.

My wife and I will live in one unit and rent the other one,

I'm not getting any success when I get in touch with insurance agents to get my homeowners insurance, they are very confused as far if I need 2 separate insurance policy because the building has 2 dwelling units or if I need one policy for the entire building.

Besides that, I'm getting exorbitant quotes, 

Someone here have any suggestions where to get a quote and how homeowners insurance works for duplexes?
