Great Credit, But “retired” can’t get financing out

i’m trying to refinance my owner occupied duplex worth 1.2 million and pull cash out to pay off my other duplex. That would free up money on the sale of that duplex to put a significant amount of money down on the next purchase. The banks don’t like me because my debt to income, having retired, doesn’t meet the threshold 50%. are there any smart creative and reasonable lenders out there?  Do others have Input on this idea of paying off the other duplex worth the same 1.1m in order to sell and then 1031 into a larger investment multifamily?
