Divorced couple - trying to sell w/o splitting $ w/ex spouse

Hello all,

I got a seller who had a divorce. She had an affair and during the divorce took many things that he owned. He got 2 houses and she took one. He is currently trying to sell the remaining house that he lives in (own free and clear) but her name is on the title/deed. He is not trying to split the income with his ex-wife, anyway, we can go around this?
