Point of Sale Questions -- Cleveland Real Estate

I'm sure every investor / agent in the Cleveland market has their own Point of Sale story.  Most likely it's of the horror genre!  Personally, working with a lot of buyers and sellers it's a major headache.  I got inspectors not showing up, I got inspectors giving my clients 15k in repairs, half the city halls aren't even open.  I have some investors who just like to avoid them completely. 

I do make sure to tell investors that they can be good opportunities to get better deals on some properties, as long as you have a good contracting crew that can take it on.  As well as good relationships with city inspectors.

I'm just really curious to hear some of your experiences, tips, and feedback about the whole process to make me feel better about having to order 5 of them this week.  Thanks!
