Deed Transfer Guarantee Question

Hi all! I am looking at an opportunity to invest in land in VA. The current landowner is in a bind and is in need of 15k, otherwise must sell his property. I would like to offer to invest the 15k in the property in return for being deeded the title to the land when this (older) gentleman moves on from his earthly being. I have no interest in owning any part of the property at this time. I prefer to guarantee an eventual transfer of ownership in return for the 15k. I am not in a position to make a return on a land investment for a few years, but I would like to insure that this property is added to my portfolio eventually. Is there an existing structure for a deal of this sort? Many thanks.
