Owner Financing Tips & Refinancing

Hi. I'm exploring an opportunity to buy a MF property of 5-10 units through owner financing. I've have never done owner financing before and wanted to ask for some suggestions or advice on things that I should be looking at. My main concern is to make sure the title gets transferred to me through a title company. My other concern is that the property is 150 years old and I'd be expanding to an area where my main bank does not do business in; The town has 5,000 people and surrounding areas with 40,000 people so I wanted to get a feel and see what the BP community had experienced in this situation.
