Finance Options for Multi-Family Investing

Hi Everyone,

My husband and I are looking to invest in Multi-Family homes. Are there any good finance options or tools that are not known to the public?
We've pursued many mortgage brokers and they have a 25 % down deal but do not mention all the other possible financing options we've discovered by reading various real estate books.

On top of the finance options, has anyone taken these options with success?
