What would you do with $250,000 to invest in real estate, from the perspective of a first time investor. What are pro’s and con’s of various strategies? What kind of property or properties would you acquire and what cash flow would you expect based on your experience?

There are at least 17 different things to consider. Where are you in your current journey? What are your goals? Are you a brand-new investor, a beginning investor, or an experienced investor?

If someone handed me $250,000 I would probably start looking for a good-sized storage facility or mobile home park. However, I'm experienced and can handle taking on hundreds of new renters, learning state laws, adding value to properties, etc.

If I were just starting or fairly new, I would probably try to buy a few properties with 1-4 units to build my experience.
